How it works

Buying a prefab home in 9 steps

For your child, your parent or yourself. You wonder whether it is allowed, whether it fits and what it costs. Here you read step by step how it works, so you always know where you stand.

The short answer

You start with a message to us about your plot, then comes the QuickScan (€99, deducted from your quote) and a placement check with a crane company. After your order we build the home in 16 weeks and place it in 1 to 2 days.

The 9 steps

1. Orientation: message us about your plot

You wonder: could it work? Is it allowed, does it fit, what does it cost? Tell us where your plot is and what you have in mind, and we tell you what we see. No sales talk and no obligation.

2. QuickScan: certainty from a distance

We assess your situation on the basis of public data and your zoning plan. Within 3 working days you receive a PDF report with an assessment of the chances. The QuickScan costs €99 and we deduct it from your quote if you order a home. For every scan we donate €99 to Stichting Zwerfjongeren Nederland.

3. Placement check with a crane company

Before you receive a quote, we check with a crane company whether placement on your plot is possible. That is free of charge. Without a green light, no quote goes out.

4. Putting it together and the purchase agreement

Together we choose your model (Medium, Large or XLarge), your finishing (Essential, Comfort or Prestige) and your options, such as a terrace with pergola or automatic screens. Everything goes into a clear purchase agreement. If a permit is needed, the agreement is suspended until the permit is final.

5. Permit, if needed

You apply for a permit yourself at your municipality. We do not submit an application and have no contact with the municipality. We share the architectural documents you need free of charge. Under Dutch rules a permit-free family home for first-degree family is expected from 1 January 2027. That is not guaranteed.

6. Foundation and utilities

You have the foundation laid and the utility lines brought up to 1 metre from the facade. We introduce you to a foundation company. This happens while the home is being built in the factory.

7. Production in the factory (16 weeks)

Your home is built under controlled conditions. Before it leaves the factory it gets a certified blower door test. You pay in steps linked to progress: 10% when the conditions are met, 25% before production starts, 25% when the home is wind and watertight, 30% before transport and placement and 10% on handover.

8. Delivery and placement (1 to 2 days)

We arrange the transport, the lifting and the placement, and connect the home to the utility lines. You receive a handover report, a warranty certificate and manuals.

9. Aftercare

Living there is only the start. You keep one fixed point of contact, also after handover. For maintenance you receive a maintenance plan.

Who does what?

We take care of: design and production, transport, lifting, placement and connection, with one point of contact from first check to key.

You take care of: the foundation, utility lines up to 1 metre from the facade, an accessible spot for the crane truck and, if needed, the permit.
